The monthly lease payment includes: lawn care and the use of all recreational amenities including the par 3 golf course. This monthly payment shall not increase during the entire time that either of the original purchasers resides in the home.

Buying a home in a leased land community is a way of reducing your investment. The typical residential lot in Port St. Lucie that is served with central water and sewer, (just as we have in Spanish Lakes), costs $115,000.00 If you were to have a mortgage for an additional $115,000.00, the payment at 6.5% for 20 years would be $857.42. By renting your lot you can reduce your cost of living and still have a safe secure home in a very active 55+  lifestyle community.

The fact that the home is on leased land does not stop it from being a good investment. Concrete block homes in Spanish Lakes have shown very significant pre-appreciation during the past three years.

The average monthly rent in our communities is approximately $350.00 – this includes lawn care and the use of all recreational facilities – even free golf.

When compared to the $857.42 per month which is required to pay a mortgage on a typical Port St. Lucie lot this land lease is a remarkable value.

The five Spanish Lakes Communities were all originally developed as 55+ retirement manufactured home parks. In 2000, it was decided to give residents a broader choice of housing types. We can state unequivocally that our concrete block homes have withstood three major hurricanes with only the most trivial of damage – less than $50.00 per average home.

Our homes are built on reinforced concrete slabs. The walls are reinforced with poured concrete cells. The roof and entire structure is designed to withstand 140 mile per hour winds. Each home comes with a complete set of storm shutters for quick, lightweight, easy to install additional protection.

Prior to 2004 no major storm had impacted the Treasure Coast in over 50 years. It is impossible to predict the future. Therefore, to be prepared is an essential part of Florida life.
